Residential complex Fortuna is situated in the Primorsky District, Quarter 59B of the Severo-Primorskaya section. Four standalone 13-storied panel houses of Series 137 are located along the coastline of Lakhtinsky Razliv. The total area of the complex will be 68,000 sq. m. The four plots of land for the residential complex construction were awarded to OOO GDSK Invest Primorsky as a result of an auction held in 2005, the customer’s functions have been vested in OOO Gatchinskiy DSK. A new seamless technology of building faзade fit-out is applied in the project. The courtyards will accommodate underground parking lots whose operational roofs are to be used as leisure grounds for children and adults, and additional outdoor parking lots. All of the apartments will be transferred to the co-investors upon completion of their fine finish. The project investments are planned at the level of 2.9 billion rubles.
Residential complex Antey is situated in the Moskovsky District near the Zvyozdnaya metro station on the land previously used by Tsvety (Flowers) agricultural firm. The land area is 70,000 sq. m. The developer is OOO Novy Kvartal while OOO Gatchinskiy DSK is the customer. The total area of the complex will be 144,000 sq. i.e. over 2,000 new apartments. The complex comprises buildings of 13 to 25 storeys of various designs: classical, brick, brick-monolithic and panel structures with attached commercial premises forming two closed courtyards. The courtyards will accommodate semi-underground two-level parking lots with an operational roof built according to advanced technologies including the use of an inverted roof membrane assembly with subsequent landscaping and beautification. The whole project is scheduled to be completed by 2011 and is planned to cost 6.2 billion rubles.
According to Yekaterina Nemchenko, Deputy General Director of OOO Gatchinskiy DSK for marketing and sales, what makes the projects competitive in the market, in addition to an apposite project location, the use of layout solutions currently in demand, and the traditional complete fine finish of apartments, is, above all, the compliance of the project with Federal Law «On participation in joint construction of multi-apartment buildings and other real estate items» as well as a chance to buy a dwelling using mortgage lending programmes of partner banks.
