The new complex will consist of 35 four storey prefabricated, panel-built houses with one, two or three entrances. The total area of the complex will amount to 40,000 square metres and consist of some 600 flats. These include 92 one-room flats, 226 two-room flats and 286 three-room flats. DSK Blok will commence installation work in August. By the end of 2006, the company plans to have completed the first seven buildings with a total area of 16,000 square metres. Building at the new residential complex is planned to be completed by July-September, 2007.
Seamless-faзade technology will be used in building the complex. This will give the slab-built houses the appearance of neat, elegant buildings that do not clash with the overall architectural ensemble of the town of Pushkin. The use of continuous, seamless facing prevents the appearance of cold patches in the buildings and prevents them from leaking or moving apart. The use of continuous, seamless facing on a building also solves problems relating to energy saving and waterproofing, which other slab-built buildings frequently suffer from.
The faзades of the buildings will be full of windows consisting of double-glazed panes, the colour solutions to which will be decided according to the architectural style of the town. Convenient layouts have been designed for the flats, and there are separate entrances for those residents who have mobility difficulties.
Thanks to its participation in the implementation of this project, DSK Blok will start a fundamentally new direction in modern prefabricated panel building in St. Petersburg — the building of low-rise slab-constructed houses. In future, this may serve as a basis for making new market proposals.
The building of the new residential complex will be done within the framework of the President of the Russian Federation’s federal programme on the building of supplementary accommodation for members of the armed forces.
The choice of contracting companies was made through a tender held by Rosstroi from February to April this year. Some thirty companies took part in it. High demands were made on contestants, whose work on the market was fairly strictly judged according to such criteria as: financial steadiness, qualification indicators, reliability level, stability, fulfilment of obligations, ability to meet deadlines, price, and market reputation.
The DSK (House-Building Combine) Blok is a leader in the production of quality prefabricated slab concrete for building residential houses of the Modernized 137 Series. It was founded in 1992. The House-Building Combine Blok is the only enterprise on the panel residential building market in St. Petersburg that uses seamless-faзade technology. In 2004, the combine put up 90,000 square metres of residential accommodation, and in 2005 this figure was increased to 150,000
