In spring 2005, OOO Osobnyak began selling one of its first projects near St. Petersburg — the Novy Mir cottage village. The low-rise residential complex is located in the district of Repino-Leninskoye in the Leningrad Region at the 50th kilometre on the Scandinavia Highway.
The sale of the houses in the village began in June 2005. According to the company`s press service, the project has certainly given rise to interest on the market. In the first place, this is due to the fact that the Novy Mir is one of the first villages of its kind in the Leningrad Region. It harmoniously combines the comforts of city life with the benefits of living in the country. The architecture deserves particular attention, done as it is in the style of St. Petersburg and in accordance with the main town-planning principles of that city.
The volumes of sales are significant. In a period of six months, more than 20% of the houses with land plots have been sold.
In autumn 2005, OOO Osobnyak began building the first residential house in the Novy Mir cottage village. This two-storey brick cottage with an area of 146 square metres is designed to be used as an exhibit. Building on the exhibition house is approaching completion and is expected to be completed by March 2006.
Apart from selling the Novy Mir, the Osobnyak Company is planning further housing developments in the Repino-Leninskoye District. In February, another project will come on the market — the Parkway cottage village. The village will cover an area of 9 hectares. The area of the modular unit houses ranges from 100 sq. metres on adjacent plots of land. Planned designs for the houses provide for a selection of rooms necessary for a family of three-to-four people. Residing in a village will now be comparable with living in a well-appointed town flat. The faзades of the houses will use artificial stone and wood.
At present, planning has been completed on an elite low-rise complex to be located near the Sestroretsky Overflow. There are currently no analogous offers to this low-rise complex, called the Zhemchuzhina Razliva, on the out-of-town house-building market. Building will begin in spring this year, and forty cottages will be put on a strip of land allocated by the city authorities. Sales will begin in January 2006.
Investments in the project will amount to $15 million.
The Novy Mir cottage village. The total area of the cottage village is 20 hectares. The village contains 93 houses. The areas of the cottages range from 121 to 228 square metres. The area of land adjacent to the houses ranges from 12 to 22 sotki. Apart from the cottages, there will also be an administrative building in the village with rooms for the maintenance service and security together with a mini-market and a pharmacy. The Novy Mir cottage village is seen as a place for family leisure and residence.
The period for the completion of the project is set at 2,5 years. The organization of the building work and the sales of this project will be in the hands of OOO Osobnyak.
